FutureLot Powers ADU Wizard for Massachusetts Clean Energy Center’s Statewide ADU Resource Center

FutureLot’s AI-powered property analysis tool helps Massachusetts homeowners instantly understand what is possible on their lot, supporting the Commonwealth’s push to expand accessory dwelling units

As homeowners look for smarter ways to maximize their properties, accessory dwelling units (ADUs) are quickly becoming one of the most valuable additions to residential landscapes. For landscape architects, designers, and build professionals, understanding how ADUs fit within local zoning regulations, site planning, and outdoor living design is no longer optional — it’s becoming a competitive advantage. The professionals who can confidently guide clients through the possibilities of integrating ADUs into cohesive outdoor environments are positioning themselves as more strategic partners, not just service providers. From multigenerational living and aging in place to rental income and expanded entertaining spaces, ADUs create new opportunities for clients — and more opportunities for landscape professionals to expand the scope and value of their work.

That growing demand is exactly why tools that simplify zoning and property feasibility are gaining attention across the industry. FutureLot, an AI-powered zoning and lot feasibility platform, is helping make ADU exploration more accessible through its partnership with the Massachusetts Clean Energy Center’s new statewide ADU Resource Center.

FutureLot, an AI-powered zoning and lot feasibility platform, today announced its role as the technology partner powering the Accessory Dwelling Unit (ADU) Wizard on the new Massachusetts ADU Resource Center, a statewide initiative led by the Massachusetts Clean Energy Center (MassCEC). The Resource Center gives homeowners across the Commonwealth a single, trusted place to learn about ADUs, explore what’s possible on their property, and take the first concrete steps toward building one.

FutureLot was selected as part of a team that also includes Backyard ADUs, the Pioneer Valley founded modular ADU builder serving as lead applicant and technical assistance provider, and Community Planning Collaborative, the firm behind award-winning ADU resource centers across the country. Together, the partners delivered the public-facing ADU Resource Center, a free property-level feasibility tool, a financial feasibility calculator, and a hands-on technical assistance program for homeowners in the Pioneer Valley.

Putting Property-Level Answers in Homeowners’ Hands

At the heart of the Resource Center is the ADU Wizard, powered by FutureLot. The tool helps homeowners begin evaluating ADU potential by providing a property-specific experience tailored to their address, along with educational information about zoning, site considerations, and the steps involved in building an ADU. Homeowners can even browse through real ADU floor plans, provided by energy-efficient manufacturers, and put them on their lot to see what fits where.

The tool is designed to remove the single biggest source of friction in the early ADU journey: uncertainty. Most homeowners interested in adding an ADU stall out long before they ever talk to a builder, lender, or planner, simply because they cannot tell what may be possible on their property. By helping homeowners explore those questions instantly and for free, the ADU Wizard moves homeowners from curiosity to informed action.

“Massachusetts homeowners shouldn’t need to hire a consultant just to find out what’s possible on their own land,” said Nitzan Achsaf, CEO and co-founder of FutureLot. “Our job is to take the complexity of zoning, parcel data, and state ADU law and turn it into something a homeowner can understand in under a minute. Partnering with MassCEC and this team lets us put that capability in front of every property owner in the Commonwealth.”

Partner builders participating in the program will use FutureLot’s professional tools as part of the ADU feasibility process. The platform helps builders evaluate residential properties for ADU potential and early feasibility, including zoning and setback analysis, lot and environmental constraints, branded property reports, and other workflows designed to help teams screen and move projects forward more efficiently.

Supporting the Commonwealth’s Housing and Climate Goals

Massachusetts’ 2024 Affordable Homes Act made Protected Use ADUs allowed by right in single-family zoning districts in nearly every city and town in the state. The MassCEC initiative is built around the premise that ADUs can deliver new housing supply, support multigenerational living and aging in place, and advance the state’s climate goals at the same time.

FutureLot’s contribution to the ADU Resource Center is structured to remain useful well beyond any single program: as state and local rules evolve, the ADU Wizard is designed to evolve with them, so Massachusetts residents continue to have a reliable starting point for ADU exploration.
